Sherwood Realty LLC is a local residential real estate firm specializing in the purchase of single-family homes at a steep discount to the calculated After Repair Value (ARV).  Through professional relationship development and teaming with investors and lenders, Sherwood’s mission is to maximize profitability and provide lucrative returns on these real estate investments.  These profits are transferred to investors through either a money-partner relationship or a lender relationship with above-average interest rates.

Sherwood’s vision refers to purchasing a property, making cost effective repairs and/or upgrades, and quickly reselling it for a profit at current market value. In some cases, selling the property slightly under current market value, thus enabling us to sell the house faster due to the equity build-up in the property derived from buying “right” and finding creative ways to add value and keep rehab costs low.

Sherwood’s goal is to obtain a gross return for our investors of 8% to 25%, depending on the risk participation level the investor is willing to accept --as a lender with a guaranteed rate of return, or as a money-partner with a shared percentage of the profits.

Currently, Sherwood LLC concentrates on houses in the Dallas area, especially North Dallas (Frisco, Richardson, Plano, Carrollton, etc.), East Dallas (Garland, Rowlett, Mesquite), and the Rockwall area.

Sherwood’s future goal is to progressively expand into small multi-family (5 – 20) units, then advance towards medium-size multi-family properties.  Sherwood also is currently researching participation in self-storage operations and senior-assisted living facilities as other potentially profitable markets of interest.
